Analysis-wise, it’s no secret that all of 37206 has seen generous appreciations over the past 10 years. These two small areas have a lot of room for appreciation still. I would warn you VERY STRONGLY to not overpay here. Comparatives and appraisals are often pulled from adjacent Lockeland Springs and Eastwood Neighbors to show values, when truly that neighborhood hasn’t been as strong as its sisters within a stone’s throw. Also, hear me clearly, that finding a home in these areas near the average price in nice, livable condition isn’t easy. Many of the numbers which make up the average prices include homes that needed full renovation.
Lifestyle-wise, our new area Metro Councilman lives on West Eastland; so the future is extremely bright. He was just elected a few months ago and has his eye on this area. We’ve already seen the exterior of the grocery at the corner of West Eastland and McFerrin come off to reveal the historic look. We’re seeing new restaurants like Thai Pad just open in the past weeks in Maxwell Neighbors. Plus, with the area’s easy access to 5 Points, it’s a nice little spot to live. You’ll just to hang in there for a little while, while the other homes continue to be renovated. Enjoy!
