<p><span class="drop_cap">I</span>t hit me the other day when a young couple was sitting at my desk trying desperately to decide on whether to buy today or wait until things became financially ‘better’ for them.   There was a case to be made for them to wait, I will admit.  They understood inventory was great, prices were low, and that it was definitely a buyer’s market, in the area they were considering.  And most importantly, they absolutely loved the house.  But, when they saw the numbers, that’s when they said, ‘We can’t wait, we have to do it now.  We will swallow this short-term pill for the long-term gain.’  The short-term pain they were trying to avoid was coming off their funds for the 3.50% down payment.  Here’s a version of what I laid in front of them.<span id="more-2464"></span></p>

<p>There you have it.  If you are considering a home and need a mortgage, consider the numbers along with the other factors that you already agree are strong buying signals.  Rates are going up from here.</p>

<p>Home prices fell 16% from the 2007 market peak.  The good news is that 2010 brought the most unit sales since 2008, with single family homes sale spiking 19% since last year.</p>
<p>Obviously, 2010&#8242;s buyer&#8217;s knew that the year brought them to opportunity to move into or move up their home at the lowest price since 2005.</p>
<p>Translation and Implications:</p>
<ul>
<li>Sellers who are not in distressed situations who purchased their homes between 2006-2009 may need to sit tight if they don&#8217;t want to bring money to the table.</li>
<li>Buyers who couldn&#8217;t afford the Brentwood price tag should buy in early 2011 before interest rates rise.  With Nashville and Franklin (along with numerous regional cities) hitting the bottom in 2009, Brentwood&#8217;s bottom may have been reached in 2010.</li>
<li>New construction opportunities may be limited with few exceptions, but sellers who purchased before 2005 looking to resale and perhaps &#8220;move up&#8221; offer potentially great opportunities for buyers.</li>
<li>This may be the lowest prices we see in Brentwood ever again.  Yeah, dramatic statement, but if trends hold true, this may be your chance!</li>
</ul>

<p>The Nashville market did <strong><em>not</em></strong> hold parallel with many national markets in the recent recession.  Nashville&#8217;s market hit recent bottom in 2009 with an average sales price of $199,329.  That&#8217;s a decrease of  12.8% from the market&#8217;s height.  2010 brought prices rising 1.785% from 2009&#8242;s figures.  Nashville&#8217;s market did ebb-and-flow with regional mirror markets (Louisville, Charlotte, Huntsville&#8230;see recent blogs following this entry for those exact comparisons).</p>
<p>Unit-wise, fewer homes sold in Nashville than ever in the 10 year history.  In 2001, 7949 single family homes sold.  Ten years later, 5552 homes sold, 30% less than at the decade&#8217;s start.  Unit sales hit their 10 year peak in 2006 with 10,767 sales.  2010 brought a 48.4% decrease in units from the top of the 10 year measurement.</p>
<p>Translations and Implications:</p>
<ul>
<li>A buyer who purchased his home in 2007&#8242;s peak market paying, for example, $275,000 would now expect to see a closing price of $244,750 if he were to sell it today.</li>
<li>A seller who is currently on the market must have an absolutely accurate price with so few buyers seeing the closing table.</li>
<li>With a potential market entry of several foreclosures in 2011, prices may slip a portion more in 2011 with unit numbers increasing as buyers enter the market for that &#8220;good deal.&#8221;  Sellers must realize in the 2011 market, they are competing for market attention with (1) foreclosures, (2) short sales and (3) well-priced homes.</li>
<li>Buyers in Nashville proper can&#8217;t expect the &#8220;good deals&#8221; their peers are seeing in Florida, Nevada and California.</li>
</ul>

</p><p>2010 was certainly a head-scratching year for many sellers and agents.  If we all only had a crystal ball, life would be so much easier.  Here&#8217;s the fact on the most mis-priced zip codes in the 2010 marketplace.  Davidson County&#8217;s more than 25 zip codes were measured by creating the list to sales price percentage from 2010 RealTracs MLS statistics (up to the date of this blog&#8217;s posting).  The top unit sales areas only were included in the report with a minimum of 155 home sales in the zip code.  While many of Nashville&#8217;s zip codes stayed on pace with the normal statistics of list to sales price ratio, the same did not hold true for seven Davidson County zip codes.</p>

<p>#7:  37217.  The area near the Nashville International Airport and Priest Lake with 173 SFRU sales</p>
<p>#6:  37209.  A diverse zip code covering the west-side&#8217;s Sylvan Park, Sylvan Heights, Charlotte Park, The Nations and Brookside with 279 SFRU sales</p>
<p>#5:  37207.  A geographically huge zip encompassing Bordeaux, North Nashville, Cleveland Park, McFerrin Park, Highland Heights and Trinity Heights with 241 SFRU sales</p>
<p>#4:  37115.  All of Madison, just north of Nashville with 257 SFRU sales</p>
<p>#3:  37138.  All of Old Hickory, northeast of Nashville with 155 SFRU sales</p>
<p>#2: 37205.  Davidson County&#8217;s most elite zip code including Belle Meade, West Meade, Brookmeade, Cherokee Park and Richland with 243 SFRU sales</p>
<p>#1:  37215.  An extremely popular part of Nashville known as Green Hills with 213 SFRU sales</p>
<p>As the <a title="Nashville Zips Who Got It Right" href="http://nashvilleandbeyond.com/2010/12/20/nashvilles-most-accurately-priced-homes-2010/" target="_blank">previous blog</a> speaks of, sellers in other zip codes got the pricing right.  The most intriguing part is that the #1 and #2 zips who got it completely wrong represent the zip codes with the most educated home sellers, with 70% of them hold a bachelor&#8217;s degree or above.  Across town, home sellers in an area where only 29% have a bachelor&#8217;s degree or above, were almost perfectly priced.    Three questions.  Does this mean that sellers who have advanced degrees believe they can price their homes better than real estate professionals? Does this mean that real estate professionals simply will follow the pricing strategy of a statistically more educated seller?  Does this mean that a more educated seller has more &#8220;wiggle room&#8221; in their price?  I&#8217;d love to hear your thoughts.</p>
<p><strong><em>Lessons Learned:</em></strong></p>
<p>An smart listing agent&#8217;s strategy is in two parts. (1) An agent must understand that you don&#8217;t price a home on a continuum based off a flat curve.  Your agent must price your home based of depreciation or appreciation factors on a bell curve, coupled with a strong supply-demand model understanding.  (2) Most difficult, an agent must be able to articulate the accurate price for your home without caving in to the &#8220;what ifs&#8221; that we all think about when selling our homes.  There are technically three prices; what the seller is willing to sell it for, what the buyer is willing to pay for it and what the appraiser will tell the bank it&#8217;s worth.  My job and any agent&#8217;s job is to help you understand all three prices and get your house <strong><em>IN</em></strong> the market, not <strong><em>ON</em></strong> the market.</p>

</p><p><span class="drop_cap">A</span>nalyzing Davidson County&#8217;s 25+ zip codes and where homes sold in 2010 based on list price to sale price percentage/ratio, the results may be most shocking.  Nashville&#8217;s two zip codes which represent homeowners with the highest education level (according to the U.S. Census data) came in dead last (that blog will be released soon).<span id="more-2399"></span></p>
<p>Surprisingly, Hermitage sellers had the best pricing strategies, receiving an astonishing 97.8% of list price.  Hermitage had close to the top unit sales, too, second only to the south Nashville area, with 339 total single family residential unit (SFRU) successfully closed.  Needless to say, Hermitage was the closest to the real estate market over all.  Kudos to all the rest.  [Note:  Data based off of up to the date of this blog post's RealTrac's MLS data starting January 1, 2010 on Single Family Residential Unit (SFRU) sales.]</p>

<p>#5:  37206.  Lovingly known to the locals as the true East Nashville, including Lockeland Springs, Eastwood Neighbors and Edgefield (328 SFRU sales)</p>
<p>#4:  37211.  South Nashville including Antioch, Woodbine and Glenrose (449 SFRU sales)</p>
<p>#3:  37216.  Inglewood proper (214 SFRU sales)</p>
<p>#2:  37221.  Bellevue (358 SFRU sales)</p>

<p>Lessons Learned:  Anything close to the three percent of asking price is historically in-line.  With the top two representing the extreme geographic east and west of Davidson County, it&#8217;s holds true that location doesn&#8217;t dictate price accuracy.  Being prices within the market&#8217;s best zone is essential for a successful, comfortable closing price.  Next up, we look at the serious lessons learned with Davidson County&#8217;s most mis-priced homes for 2010.</p>

</p><p><span class="drop_cap">I</span>n 2010, Nashville started seeing its share of foreclosure/bank-owned homes and distressed homes that needed to go through the short-sale process.  The good news for the economy, is that there was only one home above $1M that sold this way.  In fact, at above the $500K mark, it&#8217;s a strong sign of Nashville homeowner&#8217;s economic health above the $500,000 price point.  Statistically&#8230;<span id="more-2340"></span></p>
<p>For all the Nashville MLS areas 1-8 from 1/1/2010 according to RealTracs MLS the following hold true:</p>
<ul>
<li>Currently there are nine foreclosure/short sale homes on the market above the $500,000 mark with only two of which priced above the $1.0M mark.</li>
<li>In the EXPIRED category, three expired from the market at above $500,000 with one being above the $1.0M mark.</li>
<li>In the WITHDRAWN category, five withdrew from the market at above $500,000 with zero being above the $1.0M mark.</li>
<li>There are some buyer, seller and agent lessons to be learned which are spelled out after the reveal of #1.</li>
</ul>
<p>Finally, here are the top ten closed short sale/foreclosure properties in Nashville for 2010.  Note that only 10 closed at above the $500K mark while 11 were listed above the $500K mark.</p>
<p><strong>#10: 3813 Hilldale Drive, Nashville, Tennessee 37215</strong></p>
<p><strong>Price:  $508,000</strong></p>
<p>This sweet little 2009 new build only tasted the market for 164 days beginning on 7/3/2009 at a list price of $749,000.  It was withdrawn and re-listed with the foreclosure agent for $539,000 on 5/14/2010.</p>

<p>In hard-to-get-a-good-deal-in-37205, 6/6/07 brought the first listing at $639,000, being withdrawn after 165 days at $629,000.  It re-listed with the same agent on 2/4/08 for $625,000 to eventually be reduced to $599,000 and withdrawn after 147 days.  Enter agent #2 on 6/18/09 who had only 43 days before the home&#8217;s fate was met at $589,000.  On April 6, the home hit the market as a short sale property with a new agent at $550,000, finally closing in 85 days.</p>

<p>The sellers tested the waters on 6/15/2007 for 184 days beginning at $849,900 and expiring at $799,900.  The gave the same agent another chance at the same price beginning on 3/14/2008 for 74 days.  Two years later almost to the day, it hit the market as a bank-owned property for $599,900 and closed in 23 days for $580,000 with the bank&#8217;s agent.</p>

<p>It first hit the market on July 24, 2007 as a regular market home at $1,190,000 withdrawn after 140 days.  It entered the market again on 11/30/2008 for $1,100,000 for 165 days before expiration.  On 5/27/2009, $850,000 was the new short sale price for 208 days. After that, it relisted again on 1/24/2010 at the same price and status.  Lakeshore was listed over almost a four year period by the same agent.</p>
<p>On 5/12/2010, it hit the market as a foreclosure for $690,000 and remained on the market for 58 days with a new agent.  It was removed quickly and relisted at $680,000 for 13 days where it closed for $580,000 on 7/9/2010.</p>

<p>Definitely the victim of a horrible pricing strategy, this home first hit the market on 5/6/2008 at a whopping $1.29M and sat and sat and sat for 307 days with one meager reduction to $1.249M.  The same agent listed it again on 3/12/2009 for 235 days beginning at $1.149M and expiring at $999,900.  It entered the foreclosure market with a new agent on 1/29/2010 at $924,000 for 147 days, finally withdrawing from its hyped listing language of &#8220;Hurry!  This won&#8217;t last long!&#8221; at $849,900.  The final agent came in with a $842,900 price tag for 83 days, bringing the final closing price in at 50%..yes 50%&#8230;of its original list price.</p>

<p>I love this house.  Had it had a pool, one of my buyers would have likely written a contract, however that was in the first listing cycle at $2.29M for 121 days beginning on 7/22/2008.  From there, this home was listed and expired numerous times for anywhere from 91 to 120 days and a price of $1.999M down to $1.499M.  On 6/22/2010, the short sale listing finally hit at $1.295M and reduced to $995K.  The bank obviously didn&#8217;t take the offer at that price and agreed to a final price of $1,018,000 ALL CASH and a closing date of 10/28/2010.</p>

<p>The same agents kept the listing from the original $1.895M price tag on 2/26/2008 for 435 days, leaving the market at $1.695M.  It tried the market again on 4/13/2010 at $1.199M for 41 days exiting the market at $999,900.  On 8/17/2010, the short-sale word popped up on the MLS  with the same previous price.  It was a quick negotiation and close on 10/4/2010 for $860,000&#8230;a 55% discount from the original price!</p>

<p><strong>Now, for the lessons:</strong></p>
<p>Sellers:  Don&#8217;t just look for the agent who says the price you want to hear.  Expect facts, data and a quick-price reduction strategy when dormancy hits.  Don&#8217;t wait until it&#8217;s too late to get your house at the right price, even if it&#8217;s less than what you owe.  At any price, a short sale and/or foreclosure can be a hard stab to take.  Wouldn&#8217;t you rather listen to the statistics and price it right to begin with?</p>
<p>Buyers:  If you are looking for a home over $500K in Nashville and expect our market to be a haven for short sales and foreclosures at this price point, you are simply wrong.  Is it possible that you grab a deal like one of these? Absolutely.  But your chances are .0373% according to the 2010 market.  For the record, that&#8217;s less than 1%!</p>
<p>Agents:  Sometimes it&#8217;s hard to face the seller eye-to-eye and disagree <strong><em>drastically</em></strong> on a price.  You know good and well the seller will continue to interview agents until they get the price they want.  It&#8217;s also difficult to get a seller to show every card at listing time.  Stand your ground.  I&#8217;m certain none of us want to be the unmentioned agent who had the initially overpriced listing!  And, by the way, if you are the owner agent, remember, sometimes we all need the advice of an outsider.</p>

</p><p><span class="drop_cap">I</span>n Davidson County this fall, home sales in October shine over September&#8217;s numbers in several ways.  Homes sold (residential units) rose from 385 to 415 and average closing prices from $203,302 to $205,936.  <span id="more-2163"></span>(In August, average closing price was $189,811).  Home sellers are seeing a change from 94.88 percent in September to 95.33 percent in October of closing price vs. listing price, well worth the extra 10 average days on the market (from 95 in September to 105 in October).  We are thrilled to see such positive jumps in a time when rumors swirl about slower activity &#8211; obviously not true at all according to these Realtracs statistics.</p>
